Chapter13Leads data is sourced from public court records obtained via PACER (Public Access to Court Electronic Records) and enriched using licensed third-party data providers. Property valuations, mortgage estimates, and contact information are compiled from multiple sources including public recording data, tax assessor records, and commercial skip-trace databases.

No Warranty of Accuracy

While we make reasonable efforts to provide current and accurate data, Chapter13Leads makes no warranty, express or implied, regarding the accuracy, completeness, reliability, or timeliness of any information provided through the Service. Data may contain errors, omissions, or outdated information.

Specific Limitations

  • Property valuations are automated estimates generated by third-party algorithms and may not reflect actual market value. They should not be relied upon for investment decisions, lending, or appraisal purposes.
  • Mortgage balances are estimated from public recording data and may not reflect current payoff amounts, modifications, or additional liens.
  • Equity calculations are derived from estimated property values and estimated mortgage balances. Both inputs are estimates — the resulting equity figure is inherently approximate.
  • Contact information (phone numbers, emails) is sourced from third-party skip-trace providers and may be incomplete, inaccurate, or associated with a different individual.
  • Court filing data is sourced from PACER and reflects information as reported by the courts. Case status may change after the filing date.
